About Portugal's Golden Visa Programme

Established in 2012, Portugal’s Golden Residence Permit Program (ARI) enables non-EU/EEA citizens to obtain a special residence permit in exchange for a 5-year minimum investment in Portugal. Since the programme's inception, the number of applicants has steadily increased. Below find the official statics (as of October 2019):

Why Investing in Properties?
As real estate property investment became the most popular way to obtain the Golden Visa, the property price and rental return have recorded an upward trend in the past years, which makes Portugal a top choice for investors. 
  • Lisboa (+23.5%) and Porto (+23.3%) scored the highest year-on-year rates of change among cities with more than 100,000 inhabitants. (Figure 1)
  • Since Q1 2016, the median values of dwellings sales in the city of Porto were above 1,000 €/m2 , with the highest value being 2,289 €/m2 . Three parishes in Lisbon scored prices above 4,000 €/m2 : Santo António, Santa Maria Maior and Misericórdia. (Figure 1)
  • Rental returns per year in Lisbon and Porto range from 4.5% to 6.7%. (Figure 2)
